Meeting of the Board of Directors

• A repeat meeting was held to allow homeowners who missed the September 30 meeting to attend. • Arturo Rodriguez & Maritza Meneses were introduced as current members of the board. • Esther Galindo presented her resignation as treasurer, effective when a suitable replacement could be appointed. • Luis Silva was automatically discharged of his duties as a board member during the September 11 board meeting as a result of his lack of response and/or participation with the board during the past year. • Herbert Barroso was appointed to the board by Maite Calas de Mazola. He accepted the appointment which was subsequently ratified by the other board members. Herbert will head the architectural committee. • Violation enforcement will commence December 1, 2014. Inspections will be conducted during November. For violators, violation notices will be issued. Homeowners will have 10 days to correct any discrepancies. Fines will be imposed thereafter. • Past and future projects were discussed including the gates, cameras, mailboxes, landscaping, and sidewalks. • The amended Rules & Regulations will be accessible to all homeowners on the website. • Email notices will replace mass mailings, except for the annual meeting. The secretary will update the Master Resident Directory to include the email address of all homeowners. • The new website, www.chelseaestateshoa.com, is up and running. Minor corrections and add-ons are still needed. It includes such things as HOA legal documents, financial statements, forms, calendar, contact information, etc. • Dues for 2014-2015 fiscal years were increased to $85 per month / $1020 per year. No late fees accessed on October 2014. • The Community gates are currently being built. • The annual meeting will be scheduled in December 2014. The exact date and time, along with the agenda, will be posted on the bulletin board and on the website. • The open forum included an explanation of how HOA business is conducted/governed, questions answered concerning the community lighting, and an announcement of the Christmas get together planned for December.
