중국 지방정부의 부동산개발 행위 분석

An intervention by the government, especially local ones, is a significant variable. There has been an argument that local governments are still trying to develop the real estate markets in their areas, despite the central government`s policy to curb the overheating of the market nationwide. Therefore, the central government`s ability for the macro control has been on the questions. This research points out the reasons why the development of china`s real estate markets were affected by the local governments. The characters of monopolistic structures in land ownership by local governments are examined in the second chapter. In the third chapter, the variables related to the real estate development of local governments are investigated and analyzed with the data of Shanghai and Shenzhen. The outcomes of this research shows that when the side effects occurred by overheating real estate market, local governments will intervene properly and decrease the investments in real estate development, which are the same result with that of 萬冬(2010).
