수도권 통근자의 주거비용과 통근비용의 상쇄관계에 대한 실증분석

This study aims to empirically investigate the existence of trade-off relation between commuting cost and housing cost, using the Seoul metropolitan area (SMA) as the study area. In doing so, we first estimate the value of commuting time with a multinomial logit model and then analyze determinants of housing rents using a multiple regression model. For these analyses, the 2010 household travel survey data and the 2010 Population and Housing Census sample data were utilized. We found a statistically significant negative relationship between housing rent and opportunity cost of commuting time, presenting an empirical evidence of the existence of trade-off relation between these two costs in the SMA. Urban spatial structure and housing market components of the SMA are major contributors of the trade-off relationship between housing rent and commuting cost.
