To fundamentally prevent defects in apartment houses, construction and maintenance should be considered in the planning and design stages and materials and structures should be selected in consideration of the life cycle cost of buildings. Therefore this study analysed defects in each process survey done by construction companies or management offices. The rates of defects to be maintained in machines and facilities were 19.9% in bathing facilities, 31.3% in kitchen facilities, 4.2% in heat piping, 13.1% in bath-tub & washbowl, 21.7% in lighting fixtures and 9.8% in communication facilities.
