The author of the article examines the practice of evaluation of land plots designated for commercial construction in conditions of limited and weak development of the market of sale and lease of land plots. Discusses the possibility of using the additional units of comparison of land plots (multiplier the ratio of the market value of one square meter of the land plot to the cadastral value) in the analysis of the market of land plots and evaluation of specific land plots designated for commercial construction. The variants of use of a multiplier for the calculation of various adjustments of the most commonly used in everyday practice assessment with a view to a more correct comparison of the object of the estimation and analogues of the objects.
