FACTORS AFFECTING THE INVOLVEMENT AND APPOINTMENT OF UNREGISTERED PROPERTY MANAGER

Property management is one of the important professions offered in the real estate sector. It involves the physical, administrative or financial maintenance and management of real property, or payment for the supervision of such activities, commission or other compensation or valuable consideration, pursuant to a property management agreement. It deals with many types of property such as condominium, apartment, office building and shopping complex. The involvement of unregistered property managers in property management practices is a worrisome issue in the real estate profession in Malaysia. There is a wide range of unregistered individuals and company undertaking property management work despite the fact that existing regulation does not allow them to do so. This paper identifies the factors that affect the involvement and appointment of unregistered property managers. This paper presents the research methodology of the research conducted which is qualitative research approach. Primary data was collected from interviews with unregistered property manager. In addition, the representatives from the property management company which choose to appoint an unregistered group as their property managers are also considered. Content analysis method was used to determine the factors that affect the involvement and the appointment of unregistered property manager. The result shows that the financial gain is the main motivation factor, which explains the involvement of unregistered group in property management. Findings also suggest that the services from this group of people are preferred because of their deeper knowledge in the technical aspects of the building compared with the registered property managers.
