In this study we analyzed the determinant of apartment Jeonse price by using the Hedonic price model in Cheonan city. time range is limited to the apartments which were sold since 1993 and physical range is apartment which have more than 2 buildings and above 100 households. For this study, we completed enumeration survey 116 apartment complex within the range of the research. The result shows that significant variables of the rent price for the apartments had physical characteristics; floor area ratio(-), Storey(+), exclusive use area(-), building age(-), number of buildings(+), number of parking lot per household(+), heating method(-), entrance type(+), maintenance cost(-) and locational characteristics; regional(+), number of access road(-), distance to middle school(-), high school(-), terminal(-), Cheonan station(+), KTX station(-) and market(-). This result means there were preferred scale of apartment, consideration of value in use and preference of amenities. In particularly, in Cheonan, preference in new town apartment near Cheonan KTX station than old town was shown because of excellent amenities. This study is meaningful that we analyzed the significant variables of the Jeonse price for the apartments in Cheonan which is local city. We expect various and suitable studies of local apartment Jeonse policy to be carried out based on this study.
