Purpose: The purpose of this study is to confirm the effectiveness of urban readjustment projects through the designation of “Special Building Zone” by analyzing through the openness of the collective housing complex whether the urban readjustment projects through the designation of “Special Building Zone” have overcome the problem of the closure of residential complexes and achieved the restoration of urbanity and public nature. Method: This study compared the openness of urban readjustment projects designated as 'Special Building Zone' and urban readjustment projects applied with the General Building Act. In conducting the case study, the site survey and qualitative analysis through planning elements and quantitative analysis through openness assessment indicators were conducted, and the quantitative analysis process included a CAD-based drawing analysis and a correlation analysis process using EXCEL. Result: It was confirmed through quantitative figures that the application of `Special Building Zone` in the planning of collective residential complexes for urban readjustment projects could have better results in terms of openness, urbanity and publicness that can communicate with the surrounding environment.
