The purpose of this study is to investigate the effect of the factors of Fengshui on pricing in the real estate. In particular, it examines how ‘water’, considered to be the most relevant factor of Fengshui to rich. More specifically the study identifies how the flow of the water effects the pricing. For this the flow of the water is identified into the Gungsu(弓水) and Ban-Gungsu(反弓水). Then the Gungsu and the Ban-Gungsu are subdivided into 3 water ways, respectively. Independent T-test, ANOVA, and Multiple Regresssion Analysis are used to analyzed the data. The results of the study are follows; 1) the effect of the Gungsu on pricing is higher than that of the Ban-Gungsu. The price of the Gungsu area is higer than that of the Ban-Gungsu. 2) Among the 6 water ways, the middle of Gungsu affects the most on pricing. The price of the middle of Gungsu area is the highest. 3) The 6 water ways influence on the pricing significantly. middle of Gungsu affects the pricing 8.1% higher than the exit of Gungsu area and 10.5% higher than the exit of Ban-Gungsu area, respectively. The implications of the study are also discussed.
