This paper examines the impact of KTX transit center on apartment sale prices in station influence area(SIA) of Gwangjusongjeong station. We use a Hedonic Price Analysis(HPA) to estimate how proximity to transit center, housing characteristics, time dummy variables affect apartment sale prices in SIA. The objective of the study is to investigate the impact of KTX transit center on apartment sale prices in SIA of Gwangjusongjeong station. The results of this study are as follows. First, It could not find a statistically significant relationship between apartment sale prices in Gwangjusongjeong SIA and distance to the Gwangjusongjeong transit center. The analyses demonstrates that station proximity may not affect residential property values. Second, apartment sale prices in Gwangjusongjeong SIA has changed according to process of the transit center development. Third, Apartment sale prices of Gwangjusongjeong SIA is different trends in the apartment sale prices of Gwangju Metropolitan City. This study shows that rail station proximity’s effect on property values is different for each region and will be a useful resource for assess of the complex Transit Center development effects.
