부동산의 정량적 가치평가를 위한 지표개발 연구

The purpose of this study developing indicators for evaluation of real estate objectively and synthetically. The research method is divided to set up specific evaluation item and index for estimating intrinsic value of apartment and to analyze importance between indexes. Evaluation criteria are established through advanced research and FGI(Focus Group Interview), importance analysis is used by ANP(Analytic Network Process) which is possible to considerate correlation between indexes. As a result of this study, evaluation items of value of apartment is deducted location value, profit value, future value, scarcity value and finally, eighteen indexes are builded through process of verification. Specially, the item of location value is presented most important when the intrinsic value of apartment evaluated. Among detailed indexes, it is presented that major indexes to considerate for evaluating value of apartment are fluctuation rate of land price, sale price and housing rent price, anticipated rate of sale price and housing rent price, station area, rate of population growth, service LQ-index, building deterioration.
