The Development of Corporate Real Estate Management Research in Japan

In Japan, the term ìCREî did not come to be used until the mid-2000s, but long before that, many managers had already recognized that real estate (especially land) is one of the most essential business resources. The problem seems to lie in the fact that Japanese executives do not understand CRE management. In recent years, Japanese CRE management research has made considerable progress in terms of both quality and quantity. The main purpose of this paper is to explain the characteristics of Japanese CRE management research. Specifically, this paper describes the history and the statistics of the field, and discusses the content of CRE management research, providing a definition, practices, and organizational structure. Finally, it is discussed that ICT, as well as a dedicated department staffed with qualified CRE management personnel are needed. However, because some CEOs misunderstand these and believe that such will be an excessive strain on their business resources, some CEOs are led to abandon the practice of CRE management. In fact, CRE management takes many and varied forms, but it seems that some methods apply to all cases in Japan. Each corporation needs to formulate its own CRE management by itself. Through this process, a more sophisticated theoretical framework is expected to develop.

Interurban house price gradient: Effect of urban hierarchy distance on house prices

This paper applies a general spatial equilibrium model to investigate the effect that distance within the urban hierarchy can have on interurban house prices. Our spatial model predicts a negative price gradient towards higher-tier cities, which can be decomposed into a ‘productivity component’ and an ‘amenity component’, representing respectively the effect of wage differences and households’ valuation of access to higher-order services. The theoretical findings are tested on data for the hierarchical urban system of the Pan-Yangtze River Delta in China. Both central and subcentral cities are shown to impose statistically significant distance penalties on interurban house prices, even after we control for amenities and characteristics that are generally considered to be the determinants of house prices. According to the empirical decomposition, the negative house price gradients are largely accounted for by the productivity component.

The needs of customers and business often coincide, but never so readily as when customer service representatives have knowledge about products and services at their fingertips-and never so effectively as when that knowledge is tailored to the needs of each client. This is the idea behind CSR Advisor, an expert system application we developed at AGT, a Canadian telecommunications company. The program integrates marketing expertise into the order entry process, putting it on the frontlines with customer service representatives. By encoding the knowledge of experienced marketers into CSR Advisor, we make marketing expertise available to CSRs as they create new accounts or make changes in existing ones for residential and small business customers. With CSR advisor integrated into the order entry process, customer service representatives can draw on a store of marketing expertise as they create new accounts or make changes in existing ones for residential and small business customers.< >

Amsterdam house price ripple effects in the Netherlands

Purpose: This paper examines the existence of the ripple effect from Amsterdam to the housing markets of other regions in the Netherlands. It identifies which regional housing markets are influenced by house price movements in Amsterdam. Design/methodology/approach: The paper considers the ripple effect as a lead-lag effect and a long-run convergence between the Amsterdam and regional house prices. Using the real house prices for second-hand owner-occupied dwellings from 1995q1 to 2016q2, the paper adopts the Toda-Yamamoto Granger Causality approach to study the lead-lag effects. It uses the ARDL-Bounds cointegration techniques to examine the long-run convergence between the regional and the Amsterdam house prices. The paper controls for house price fundamentals to eliminate possible confounding effects of common shocks. Findings: The cumulative evidence suggests that Amsterdam house prices have influence on (or ripple to) all the Dutch regions, except one. In particular, the Granger Causality test concludes that a lead-lag effect of house prices exists from Amsterdam to all the regions, apart from Zeeland. The cointegration test shows evidence of a long-convergence between Amsterdam house prices and six regions: Friesland, Groningen, Limburg, Overijssel, Utrecht and Zuid-Holland. Research limitations/implications: The paper adopts an econometric approach to examine the Amsterdam ripple effect. More sophisticated economic models that consider the asymmetric properties of house prices and the patterns of interregional socio-economic activities into the modelling approach are recommended for further investigation. Originality/value: This paper focuses on the Netherlands for which the ripple effect has not yet been researched to our knowledge. Given the substantial wealth effects associated with house price changes that may shape economic activity through consumption, evidence for ripples may be helpful to policy makers for uncovering trends that have implications for the entire economy. Moreover, our analysis controls for common house price fundamentals which most previous papers ignored.

The mismatch between conventional house price modeling and regulated markets: insights from The Netherlands

House price modeling has been frequently used to investigate the dynamics of housing markets, especially competitive markets; yet less attention has been given to markets that have experienced considerable interventions. The aim of this study is to demonstrate a mismatch between conventional house price models and the case of the Netherlands and to provide reasons of such mismatch. We first describe and classify the conventional house price models into asset-pricing house price model, stock-flow model, multi-period utility model, and repayment model. These models are subsequently applied to the Netherlands, where considerable government interventions took place. As expected, the empirical results are unsatisfactory to explain the Dutch house price development. The degree of mismatch of the repayment model and the multi-period utility model, however, seems to be fairly limited.

Hedonic Regressions and the Decomposition of a House Price index into Land and Structure Components

The paper uses hedonic regression techniques in order to decompose the price of a house into land and structure components using readily available real estate sales data for a Dutch city. In order to get sensible results, it was useful to use a nonlinear regression model using data that covered multiple time periods. It also proved to be necessary to impose some restrictions on the price of structures. The resulting builderâ€™s hedonic regression model was compared with the results for traditional logarithmic hedonic regression models.
